Built for the New York market

Brooklyn real estate doesn't behave like everywhere else.

Co-ops, condos, multi-family homes, mixed-use properties, gifts, guarantors, reserves, CEMA, and self-employed income can all change the path. The advantage is knowing what to solve before it becomes a closing problem.

  • Property and building reviewed early
  • Cash-to-close explained before you commit
  • Loan options compared in plain language
  • Agents and attorneys kept in the loop

Brooklyn mortgage questions

The questions worth asking early.

How early should I get pre-approved in Brooklyn?

Start before you seriously tour homes. A thoughtful pre-approval should identify your comfortable payment, cash needed, documentation gaps, and property-type restrictions—not just produce a letter.

Can self-employed income qualify for a mortgage?

Often, yes. Depending on the scenario, qualification may use tax returns, business or personal bank statements, a profit-and-loss statement, or other eligible documentation. The right path depends on your income history, occupancy, credit, assets, and property.

What makes an NYC co-op mortgage different?

The borrower and the building both matter. Lenders may review the co-op budget, reserves, insurance, underlying mortgage, owner occupancy, sublet rules, and other project details in addition to your personal qualification.

Should I use a HELOC or cash-out refinance?

It depends on your current first-mortgage rate, how much equity you need, how quickly you plan to repay it, and whether you prefer a fixed or variable payment. I compare the structures side by side before recommending a direction.
